The Help to Buy Scheme has now closed to new applications. Builders may be offering shared equity and other promotions, but these are not backed by the Government, as Help to Buy was.

What is the Help to Buy Scheme?

There are several scheme options available in England, but the most popular incentive is the Help to Buy Equity Loan.

Under this scheme, the government lends you between 10% and 20% of the cost of your new build home, meaning you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest.

So, if you were to purchase a home valued at £200,000, the process would look like this:

    You would pay a 5% cash deposit (£10,000)
    You would take out a mortgage for 75% (£150,000)
    The government provides you with an equity loan for the remaining 20% (£40,000)

 
Only new build homes valued at £600,000 or less are included, and the 20% loan can be paid back either at the end of the mortgage term or when the property is sold. Another bonus? You won’t be charged fees on the loan for the first five years of owning your home.

The Help to Buy scheme has recently been extended until 2023 for first-time buyers, so now is the perfect time to take advantage of this incentive.
